A licensed Mexican bank holds the property deed in trust on your behalf. You are the sole beneficiary with full rights of use, rental, and transfer.
50-year renewable trust. Annual bank fee: ~USD 500–700. The bank cannot sell or use the property without your instruction.
As the foreign buyer you use, rent, modify, and profit from the property exactly as if you held direct title. Rights protected under Mexican law.
Trust deed registered with Mexico's Foreign Affairs Ministry (SRE). Rights transferable on sale. No restrictions on STR or long-term rental.
A government-licensed Notario Público validates the transaction. The Fideicomiso is registered in the Public Registry of Property. You own it.
