When the coast is at its best

The Mexican Caribbean has beach weather all year, but the experience changes with the seasons. From November to March the air is drier and cooler, the sea is usually clear and calm, and the beaches are at their most reliable. This is also the busiest time for visitors from Canada, the United States and Europe.

From April to October the weather is hotter and more humid. The sea is at its warmest, and this is also the season when sargassum seaweed can arrive.

Understanding sargassum

Sargassum is a floating brown seaweed that drifts from the open Atlantic. In some years and some weeks, large mats wash onto the beaches of the Mexican Caribbean, mostly between about April and August, with the heaviest arrivals usually from May to August. It is natural and not dangerous to touch in the water, but when it piles up on the sand it is unsightly and can smell as it decomposes.

It is also highly variable. A beach can be covered one morning and clear two days later after the wind shifts and municipal crews clean it. Hotels and municipalities install barriers offshore, and daily satellite-based trackers publish conditions for each beach. If you are planning a visit for a viewing during the summer months, it is worth checking a current sargassum report the week before you travel.

The most reliable beaches

Because sargassum arrives from the east, beaches that face west or are sheltered by islands are the most consistent. Playa Norte on Isla Mujeres, facing northwest, is famous for shallow, calm, clear water and is one of the most reliably clear beaches near Cancún. Cozumel's west coast, sheltered by the island itself, is clear most of the year, and its beach clubs and reef make it an easy day trip from Playa del Carmen by ferry.

In Cancún, the beaches of the northern Hotel Zone facing the bay, such as Playa Langosta, Playa Tortugas and Playa Caracol, have gentler water than the open-sea beaches further south, like Playa Delfines, which is beautiful and wide but exposed to waves and wind.

Playa del Carmen

Playa del Carmen is a walkable town beach. The sand runs alongside Fifth Avenue, with beach clubs, cafés and the ferry pier to Cozumel in the centre of town. North of the centre, Playa Mamitas and the Coco Beach area are popular with residents and are close to several of our residences, including Singular Dream. Just south, the gated community of Playacar has quieter beaches.

In peak sargassum weeks, many residents simply take the 45-minute ferry to Cozumel or drive north to Puerto Morelos, where the reef close to shore keeps the water calmer.

Tulum and the south

Tulum's beaches are long, wide and wild, backed by jungle and boutique hotels. Playa Paraíso, beside the Mayan ruins, is one of the most photographed beaches in Mexico, and further south the coastline leads into the Sian Ka'an Biosphere Reserve, a UNESCO World Heritage Site of lagoons, mangroves and untouched shore. Tulum faces the open sea, so it is also one of the areas that receives sargassum during the summer season.

Between Playa del Carmen and Tulum, the coves of Xpu-Ha, Akumal and Puerto Aventuras offer calmer water; Akumal's bay is known for sea turtles feeding on the seagrass.

Choosing a home with the beach in mind

If walking to the sand every day matters to you, look closely at distances and at which way the nearest beach faces. In Playa del Carmen, residences one or two blocks from Fifth Avenue put the beach within a few minutes' walk. In Tulum, most residential areas such as Aldea Zamá, La Veleta and Region 15 are a short drive or bicycle ride from the beach rather than on it. We are always happy to walk the route with you during a viewing.
