Seven places on one coast

October 26, 2026

Playa del Carmen is the heart of the Riviera Maya: a walkable town between Cancún and Tulum, built around Fifth Avenue, its pedestrian street of restaurants, cafés and shops one block from the beach. It has grown from a fishing village into a cosmopolitan small city with year-round residents from across the world, international schools, hospitals and a busy ferry to Cozumel.

Playa del Carmen

Playa del Carmen is the heart of the Riviera Maya: a walkable town between Cancún and Tulum, built around Fifth Avenue, its pedestrian street of restaurants, cafés and shops one block from the beach. It has grown from a fishing village into a cosmopolitan small city with year-round residents from across the world, international schools, hospitals and a busy ferry to Cozumel.

Our largest selection is here: IPANA, Serenada and Solar Midtown in the Siempre Playa–Midtown area; IDILIK beside the central park; CEIBA 25 in the Zona Dorada; Marila; Saint Marine on Calle 4 by the sea; Viceroy Residences on Fifth Avenue; Singular Dream C in the Mamitas and Coco Beach area; Macondo on Fifth Avenue; and a villa in the gated Playacar Club Real.

Tulum

Tulum is famous for its Mayan ruins on a cliff above the sea, its long wild beaches, the cenotes all around it and a distinctive style of architecture that blends concrete, wood and jungle. The town itself sits a few kilometres inland from the beach, with residential areas such as Aldea Zamá, La Veleta and Region 15 between the two, and the Sian Ka'an Biosphere Reserve to the south. Tulum now has its own international airport.

In Tulum we represent Gran Tulum in the gated Tulum 101 community, Costa Caribe in Aldea Zamá, Natal in La Veleta, and Oniric in Region 8.

Cancún

Cancún is the arrival point for the whole coast and a full city in its own right, with the international airport, major hospitals, shopping and a 22-kilometre Hotel Zone between the Caribbean and the Nichupté lagoon. For buyers who want city convenience with the sea, the Hotel Zone and Puerto Cancún offer high-rise residences with long views. We currently represent a three-bedroom penthouse in the Hotel Zone.

Isla Mujeres

A small island just 15 minutes by ferry from Cancún, Isla Mujeres is known for the calm, shallow water of Playa Norte, its relaxed pace and the whale sharks that gather offshore each summer. Residences on the island are coming soon to our collection.

Cozumel

Mexico's largest Caribbean island is a world-famous diving destination, with the protected reefs of the Cozumel National Marine Park along its west coast. It is quieter than the mainland, with an island community, its own international airport and a ferry to Playa del Carmen. We represent a two-bedroom condo with a lock-off option in central Cozumel.

Puerto Aventuras

Puerto Aventuras, between Playa del Carmen and Tulum, is a planned community built around a marina, with a golf course, beaches and a slower, residential feel. Many cenotes, including the Kantun Chi eco-park, are nearby. We represent a two-bedroom residence on the marina with a private rooftop terrace.

Bacalar

Bacalar, in the far south of Quintana Roo, sits on the lagoon of seven colours. It is a small, quiet town for people who want nature and calm over nightlife, reached by road from Cancún or Tulum, or via Chetumal airport. We represent Mayakana, a community of villas near the lagoon.

And beyond

Our long-term ambition reaches across Mexico. If you are looking for a home somewhere not listed here, tell us where; we will tell you honestly whether we can help.
